Cash-out refinancing changes the entire first mortgage

The new mortgage pays off the existing first lien and applies its terms to the full new balance—not only the additional funds requested.

That makes the current mortgage’s remaining balance and terms central to the comparison.

Available equity is not the same as available cash

The lender verifies property value and applies loan-to-value, credit, income, debt, reserve, occupancy and property requirements. Existing liens and closing costs also affect proceeds.

A home-value estimate or mathematical equity figure does not establish the amount a borrower can receive.

Compare alternatives that preserve the first mortgage

A HELOC or home equity loan may leave the first mortgage in place and add a separate lien and payment. Cash-out refinancing replaces the first mortgage.

Compare total costs, rate structure, payment behavior, access to funds, repayment horizon and future sale or refinance plans.

Use proceeds with a realistic repayment plan

The home secures the entire new mortgage. Renovation costs, debt payoff or other uses do not reduce the obligation if the expected benefit does not occur.
