Quick answer

Some mortgage files receive an automated underwriting recommendation. Others require or may be eligible for a manual review under the selected program.

Manual underwriting does not mean the lender overlooks credit, debts or documentation. The underwriter evaluates the complete risk profile and applies the program’s specific limits and requirements.

Why a file may be reviewed manually

A manual review may result from the automated finding, limited or nontraditional credit, a required downgrade, particular credit events or another program-specific condition. The reason and available path vary.

Not every loan type, lender or scenario permits manual underwriting, and lenders may apply requirements beyond baseline agency guidance.

What receives closer attention

The review may place added emphasis on housing history, payment patterns, debt-to-income, reserves, income stability, new obligations and the explanation and documentation for prior credit issues.

Compensating factors are strengths recognized by a program under defined conditions. They do not erase an otherwise ineligible feature or allow an underwriter to invent an exception.

How to prepare

Provide complete bank statements, income documents, housing-payment evidence, credit explanations and supporting records promptly. Avoid new debts, overdrafts, late payments or unexplained transfers while the file is being reviewed.

Ask which program is being considered, why manual underwriting applies and which conditions are specific to the agency, investor or lender.
