Count the properties under the program

Agency guidance defines which financed properties are included and can apply limits or additional requirements. Personally obligated debt, ownership and the subject transaction all matter.

An LLC name alone does not answer the count.

Every property adds a financial picture

The lender reviews mortgage obligations, taxes, insurance, association charges and acceptable rental income for retained real estate.

Properties with losses, incomplete documentation or recent changes can affect the overall analysis.

Reserves may scale

Fannie Mae guidance includes additional reserve calculations for multiple financed properties in applicable second-home and investment transactions.

Non-agency and DSCR programs use their own property-count and liquidity rules.

Build a portfolio file

Maintain current mortgage statements, leases, tax and insurance records, association information and entity documents for each property.

Before offering, review the exact financed-property count, usable rent, required reserves and ownership plan with the lender.
