First determine how the current FHA mortgage insurance works

FHA mortgage-insurance duration depends on the original loan’s endorsement date, term and loan-to-value structure. Do not assume it will automatically disappear when the balance reaches a particular point.

Review the current mortgage documents and servicer information before deciding that a refinance is necessary.

A new conventional loan has different requirements

The borrower must qualify under the new program using current credit, income, debt, assets, property value and documentation. Conventional private mortgage insurance may still apply depending on the new loan structure.

Removing FHA insurance does not mean the new transaction has no insurance cost or no closing costs.

Compare the whole mortgage—not one line item

Review the new rate and term, closing costs, mortgage-insurance treatment, loan balance, escrow changes and expected time in the home.

A refinance that removes one charge can still be less useful if other costs or a longer repayment horizon outweigh the benefit.

FHA-to-FHA refinancing is a different path

An FHA streamline or other FHA refinance may change the existing mortgage but generally remains FHA-insured. Eligibility, net-tangible-benefit and program requirements apply.

Request a comparison of the available FHA and conventional paths rather than assuming the correct destination.
