Start with genuine occupancy
A property operated primarily for rental income should not be described as a second home merely because the owner may visit it.
The intended use must fit the selected program from application through closing.
Revenue evidence varies
Traditional financing may rely on tax returns, leases or appraisal rent evidence under agency rules. A DSCR investor may have a separate method for long-term or short-term rent.
Online projections, seller statements and optimistic occupancy assumptions are not universal underwriting evidence.
Property rules can control the plan
Condominium documents, association restrictions, municipal ordinances and licensing can affect whether short-term rental use is permitted.
Insurance must match the actual occupancy and rental exposure. Coverage questions belong with a licensed insurance professional.
Model more than the mortgage
Include vacancy, management, utilities, furnishings, cleaning, maintenance, taxes, insurance and association charges when evaluating the investment.
This is mortgage education, not a projection of returns or investment advice.
