The loan being refinanced must be eligible
An IRRRL is used to refinance an existing VA-backed mortgage. The borrower, prior loan and proposed transaction must satisfy current VA and lender requirements.
The process can be more streamlined than another refinance type, but streamlined does not mean documentation-free or automatically approved.
The refinance must provide the required benefit
VA rules address net tangible benefit, fee recoupment, loan seasoning and required disclosures. The exact analysis depends on the current and proposed loan structures.
A lower initial payment alone does not establish that every VA requirement is met.
Occupancy and entitlement questions are different
IRRRL occupancy certification differs from a VA purchase loan’s occupancy framework, and entitlement is handled through the VA refinance process. Review the actual history instead of assuming purchase-loan rules apply unchanged.
Borrower changes, prior assumption, divorce or title questions may require additional review.
Compare costs and cash carefully
Permitted costs and the VA funding fee, when applicable, can affect the balance or cash needed. IRRRL proceeds generally are not intended to provide ordinary cash-out funds.
Ask for the required comparison disclosures and a plain-language explanation of the recoupment calculation.
